October 2020 Washington, DC Real Estate Report
Home sales in the DC area showed no sign of cooling with the autumn weather. The median number of days on market continued to track near historic lows, while sales prices in most jurisdictions approached new records.
Washington, DC set a new ten-year record for condo/co-op sales at 485 units (up an amazing 69.0%). Condo/co-op sales in the Capitol Hill zipcode of 20002 TRIPLED from last year!
Prince Georges County tapped an overall decade best in the number of townhouse units sold, with Upper Marlboro leading the way.
Montgomery County townhomes reached a two-year best.
The number of closes sales in the city hit 923. The number of new listings soared to 1,618, up 2.1% from last year.
The Numbers Month to Month and Year to Year
The median sales price for Washington, DC Homes for Sale was $639,000 last month, which was up 11.1% from September 2019. The median sales price was $648,000 in August.
New pending sales jumped an impressive 13% from last year to 965.

This Month’s Most Expensive
The most expensive of all Washington, DC Homes sold last month was a new six-bedroom home in the Berkley neighborhood near the Georgetown Reservoir. Amenities included a Yoga Studio, a grand foyer, and a spacious rear patio. It sold for about $5.2 million.
This Month’s Least Expensive
The least expensive of all Washington, DC homes sold was a move-in ready condo in the Bellevue neighborhood of far SW D.C. The closing price was $85,000.

Low mortgage interest rates and low inventory continue to keep the engine humming, which is great news for home sellers. Buyers continue to have to hustle to find those great deals. Washington, DC did set a new ten-year record for overall new listings, so maybe, maybe, some relief is on the way.
